When purchasing land, a home on land, or a home in the country, there is a little more to it. That is why you need a specialist who knows how to best navigate the process and protect you. Not everyone can do it the right way.
Almost all of what is in the Home Buying Process applies but there is a little extra. I would urge you to skim through that if you haven't already. When purchasing land, we will also go through:
-What you wish to do with it?
-How many acres you need?
-What tax classification you can get and the requirements for classes such as Greenbelt.
-and more considerations.
Much like buying a home in a neighborhood, your dreams and experiences will dictate what you want. So don't over think it! Think of how easy it is to picture your perfect house, then put it in regards to land! Do you want horses? Are you going to farm? Do you want to be in the greenbelt? Trees or pasture? Would you like water on your property such as a creek or pond? Private? With a view?
Showings on land.
Showings on land have many of the same aspects as showings in homes. However, the experience can be much more fun! I go pretty much everywhere in my 4 wheel drive vehicle, but, if it is needed (or you just want to), I haul a Polaris out to the property and we hop in and go everywhere. It is easy when looking at land to just see the small portion you are going to build on or the part the seller wants you to see. I make sure we look at everything and see the entire property!
Things to know when purchasing land and Due Diligence.
We will also cover items that you need to consider when purchasing land. If you do not know these things, do not worry! I deal with every single one of these on a daily basis and can help guide you through it step-by-step! Inspections and due diligence involve different items then just a house. If it is a house and a considerable amount of acreage, then it can be both!
-Septic systems. Is there one? When was it last pumped? Is there a permit for it?
-The process of getting a septic perk (grid staking, soil scientists, county requirements.)
-Surveys (if needed)
-Where is the water coming from? Is there county/city water? Do you need a well? Is it spring water?
-If you need a well, can you get one there?
-Is there electric there?
-What type of internet can you get? What television services are available? Is there cell service?
-and more!
GOOD NEWS! You do not need to wade through these waters alone! I have the knowledge, experience and contacts to do these things for you!
Remember, land is not like a house in regards to being able to gut it and change it. You can only change so much, but, much like a house, it might not be the way you want it. Do you want it cleared, maybe a pond put on it, a barn built? Chances are "I know a guy."
