Overview
Selling a home is almost as scary as buying one, but it doesn't have to be. Sometimes, it can be relieving. Almost always, it is exciting! From a business perspective, piece of property, be it land or home, is many times a families biggest investment. So you have to trust the person listing your property knows what they are doing, and knows how to sell it!
Expectations. Up front. As always.
As I always say, set the proper expectations up front, or it will all fall apart. So here they are.
Much like purchasing a home, selling one can be a daunting task. Getting the kiddos to keep their rooms clean, getting what damage comes with living in home fixed, getting out for showings, making sure you are getting top dollar, will it sell? Where are you going to go? These are all things that make selling a home seem like a big mess. But it doesn't have to be.
I will transparently show you everything that is happening and the work I am doing to sell your home. But, on top of that, I attack every piece of those worries, one thought at a time. I have contractors for repairs, the showings are inevitable but I have a process to take as much of the stress out as possible, I even have a contract for the kids to sign saying they promise to keep their room clean!
First Step: Preplanning appointment
This, much like when buying, is just a conversation. It takes place at the property that you wish to sell so I get to see it and get a good understanding for it. This also gives us the opportunity to get to know each other. I have to earn your trust in me, my judgement, my knowledge, and my ability to do the work. I have to get to know you and this property in order to most effectively be able to market and sell it for top dollar with the shortest time on market possible!
I will show up to this appointment with some market analysis already done on your home so I have a rough idea of what it will sell for. However, I won't actually know until I see the home! I will also show up with a marketing packet that will show you how I plan to market your property and get it in front of as many qualified buyers as possible. Every home, homeowner, buyer, and relationship is different. This is where I show you what sets me apart and I get to know you and your family for who they are.
This is where we lay the foundation for what is to come and what is to be expected. Once all expectations are set and we know each other a little better, we will go through the listing agreement. Once we all sign, we are off to the races!
Second Step: Pre-listing checklist.
Now this part is where the magic happens. We have a checklist of items that we do with every home at no cost to you. Depending on the home, we may add extra or take away unnecessary items. Some of these are:
1) Pre-listing inspection
2) Pre-listing appraisal
3) Room Measurements
4) I will put together a marketing plan and explain every step to you.
5) Another Market analysis
6) Signs are put up
7) Coming soon listing is created to generate activity and notify every buyer and agent.
8) The property is submitted and made active to a dedicated program with showing notifications texts, emails, and phone calls for your review and approval.

Share the big news
Now we go live! After following the checklist and priming systems, we are set up for success once we hit the market! Now is when we work our magic! We switch out the "Coming Soon" listing for an "Active" listing and blast it out there with our proprietary strategy! Before you know it the showings (and offers) come rolling in!
Closing!
Congratulations! Closing day! This is when it all pays off! This is one (of the many) times that you look back and realize that this was the easiest real estate deal you have ever been apart of!
